Comparative data form the basis of any property valuation and the basis for purchase and sale decisions of investment properties. Transaction data is the most important comparable, but is not publicly available. FPRE operates the transaction database on behalf of the REIDA association and is responsible for data acquisition, data refinement and dissemination of the results. Furthermore, FPRE develops hedonic models for the target variables gross yield and net initial yield for residential and office uses as well as a mechanism to assess mixed-use properties.
